Co-living and PG accommodation means furnished rooms rented by the bed, in a shared house or building, with cleaning, Wi-Fi and often food included in one monthly rent. PG stands for paying guest. A traditional PG is run by a house owner for a few tenants. Co-living is the organised version: one company runs many such houses in a city, with the same rules, the same app and the same standard in each house.

Most residents have just moved to a city for a job or study. Renting a flat usually means a deposit of several months' rent, furniture, internet and finding flatmates. Co-living replaces all of that with one booking.

Consider a graduate from Ranchi who has joined an IT services company in Bengaluru. He opens a co-living operator's app and looks for houses within 3 km of his office in Whitefield. The app shows the free beds in each house. A single room costs ₹19,000 a month, and a bed in a two-sharing room costs ₹12,500, with breakfast and dinner included. He books a video tour, then a visit. He chooses the two-sharing bed. In the app, he completes his KYC, the identity check, with his Aadhaar and his offer letter. He signs the agreement electronically. He pays one month's rent as a deposit, plus the first month's rent, by UPI. The software then gives him a bed number and adds him to the house's food and cleaning lists. It also sets up rent collection by UPI AutoPay on the 5th of every month. Later, a complaint about a leaking tap goes from the app to the house manager's phone, with a repair deadline.

All of this runs on the operator's software, which is a booking system, a billing system and a repair tracker in one. The rent is collected through a payment gateway. The leases and accounts for each building are kept in property management software.

How does the operator earn? It usually takes a whole building on a long lease from its owner, furnishes it and rents it bed by bed. Ten beds at ₹12,500 each earn more than one flat rented as a whole. But an empty bed earns nothing. So the operator watches occupancy, the share of beds that are rented, every day. Demand peaks in July and August, when graduates join their first jobs and colleges start their year. The operator's software raises and lowers prices with demand, which is dynamic pricing.

How is it different from student housing management software? That software runs a university's own hostels. Co-living operators run private houses for anyone who rents a bed, including students. And how is it different from vacation rental management? A short-term rental is a whole flat for a few nights or weeks. Co-living is a bed for several months.
